How can a Realtogy real estate agent assist me in selling my house or my investment property?

Utilizing the services of our real estate agents offers many benefits when it comes to selling your house or investment property:

  • Marketing and Advertising: Our real estate brokers offer a broad range marketing and advertising tools and can expose properties for sale to a much larger number of potential buyers than most property owners. They can list your property on multiple listing services (MLS) (or LoopNet for commercial properties) and promote it through various online and offline channels.
  • Access to Potential Buyers: In addition to listing and otherwise marketing your property as described above, our real estate agents have access to a network of potential buyers who may be interested in your property. They can use their contacts and relationships to find potential buyers who may not be actively searching for a property but may be interested in your property.
  • Experience and Pricing Expertise: Our Realtors® have experience in the process of selling properties and keen understanding of the local real estate They can help you set the right price for your property based on the current market conditions, comparable sales in the area and other factors to avoid overpricing or underpricing your property, which can result in a longer time on the market or a lower sale price. They can also offer and utilize various pricing approaches depending on these factors and your preferences.
  • Negotiation Skills: Our real estate licensees are skilled negotiators who can help you maximize the price for your property. They can help you negotiate with potential buyers and handle any objections or concerns they may have.
  • Transaction Management: Our real estate brokers can guide you through the entire selling process, from accepting an offer to closing the deal. They can handle the paperwork, ensure that all legal requirements are met and provide advice throughout the process to help you make informed decisions about your property and transaction.
  • Referrals: Our licensees can refer sellers to other professionals, such as a real estate attorney and staging companies, to help them with the real estate sale process. See Resources and Partners
  • Time Saving: Selling a property can be a time-consuming process. Our real estate agents can oversee all the tasks involved in the sale, including scheduling appointments, showing the property, conducting open houses and negotiating with potential buyers or their agents. This can save you a lot of time and hassle, especially if you have a busy schedule.

FYI, we refer to our licensed real estate brokers interchangeably as agents, brokers, licensees, professionals and Realtors® (as they are all proud members of the local association of Realtors, state association of Realtors® and National Association of Realtors).

SELLER’S REAL ESTATE CLOSING PROCESS

  1. Find a Realtor® to assist you in this process – preferably a Realtogy Realtor®
  2. Set the listing price based on your agent’s market analysis and advice, and agree on the marketing plan
  3. Consult with your tax expert
  4. Sign the listing agreement
  5. List and market the property
  6. Receive and review offers
  7. Negotiate and sign the contract
  8. Hire a closing attorney– we recommend our affiliate Loza Law LLC for transactions involving Illinois properties
  9. Coordinate buyer’s inspections
  10. Coordinate buyer’s appraisal
  11. Conduct title search through your attorney or title company – we recommend our affiliate Accord Title for transaction involving Florida properties
  12. Satisfy the contract contingencies if any apply to you
  13. Sign the closing documents (after they are fully explained to you!)

The above list of real estate closing steps is meant for general illustration purposes only. It is important to remember that these steps are fluid and may have to occur or may occur in a different order in your transaction. In jurisdictions or instances where the real estate contract form does not contain an attorney review or attorney modification clause, it is strongly advisable not to sign it before an attorney reviews it.

There is a saying about only a fool having himself for a lawyer… Some of these steps may not apply to your transaction. On the other hand, some real estate transactions will be more complex and will require additional steps in the sale closing process.

The bottom line is to procure services of experienced professionals to help you navigate the complexities and void many potential pitfalls of a real estate transaction.
