Normally, I would tell my real estate clients to ask for everything in the report. The expectation is not that we would get all that we ask but see about getting as much for my client. Today with lack of inventory, I find that some homes will have back-up offers that will gladly take your place in the event that the requests become too excessive in the seller’s eyes.
The intent of the home inspection is find items that would be safety hazards (double-tapping of wiring, Radon, etc.) or long-term major expenses (cracks in foundation, leaking roof, bad windows, etc.). Baring any of that, I would recommend that you limit your requests so as to not irritate the seller. Better yet, have your agent contact the seller’s agent and see what you can negotiate amicably. It is usually better to not have attorneys negotiate these types of items.
